KREAN is working with Eibar Town Council on the regeneration of the Txonta and Errekatxu neighbourhoods in Eibar.

The main objective of the specific modification of the Eibar GUDP is to change the industrial use of the areas within the Txonta district occupied by old disused industrial facilities and to regenerate the area by introducing new residential uses with the following specific objectives and criteria for action:

•    Regeneration of the Txonta neighbourhood, planning the response to the need for affordable and decent housing, combining new housing with renovation processes based on sustainability criteria.

•    Maintenance of the level of economic activity and employment in the municipality, with the relocation of existing industrial activities whose buildings are incompatible with the proposed development.

•    Demolition and recovery of contaminated soil in obsolete industrial buildings that are incompatible with the proposed development.

•    Increase existing public spaces and facilities so that the neighbourhood reduces its dependence on the city centre.

•    Minimise the impact of road traffic to improve the safety and quality of life of its inhabitants by reorganising and segregating vehicle and pedestrian traffic.

•    Enhance the industrial history and heritage by restoring unique industrial buildings in the urban fabric.

In the Errekatxu area, the main objective is to develop a new layout, necessary to replace and rebuild the buildings at Errekatxu 17 and 19, as well as the recently demolished building at number 21, contributing to the regeneration of the neighbourhood, with the following specific objectives and criteria for action:

•    Intervention in degraded urban land with the aim of regenerating the area.

•    Planning of new quality residential buildings to replace existing and demolished buildings with serious structural problems.

•    Widening of the Errekatxu street section as a first step towards the reorganisation of the street and improved access to the Bolingua neighbourhood.
